RENTAL SELECTION CRITERIA

The rental application will ask you for your place of employment, past employers, names and addresses of your current and past landlords, your Social Security number, driver's license number and authorization for the landlord to run a background and credit check.
 

Our rental selection criteria does not typically include obtaining a credit report, but it does consider criminal and eviction history, current income, job stability, and rental history. We check these factors to assess financial stability and responsibility, while adhering to fair housing laws that prohibit discrimination based on race, religion, sex, national origin, familial status, or disability.
 

In some cases, we may request that you provide us with your last two pay stubs to verify income.  If you list Additional income and wish for it to be considered along with your employment income, you will need to provide written verification of the source, amount, and frequency (e.g. child support, SSI, retirement, liquid assets, Social Security, gig work, etc.).
 

The “3 times the rent” rule is a common income requirement landlords use to screen tenants. Your monthly income should be at least three times the monthly rent and tenant paid utilities (e.g. electricity) of the unit you're applying for. For example, if rent is $750 per month and the estimated electricity is $120 per month (a total of $870), your gross monthly income should be at least $2,610 per month to meet the requirement.  If your rent is $875 per month and the estimated electricity is $150 per month (a total of $1,025), your gross monthly income should be at least $3,075 per month to meet the requirement.  For quick reference purposes, $15 per hour for a 2,080 hour work year would be $31,200 per year or $2,600 per month.
